Constraints:

4. Use specific numbers wherever possible (median sale price, average days on market, distance in miles).
5. Avoid superlatives. "One of the most charming" tells the reader nothing.
6. End with one paragraph on what kind of buyer or investor this neighborhood tends to fit, framed in lifestyle and budget terms only.
